Innovative Brownfield Management / Property Entrepreneurial Partnership (IBM/PeP)

Some of our professionals pioneered the very first pilot Brownfield project in the US EPA Region 5 (Empire Detroit Steel, Portsmouth, Ohio). The data from that site and others around the country were used to draft the initial Brownfield Initiative in the early 1990s.

To bring the benefit of Brownfield Initiative to the private investor, SER90, Inc. established our own program. Our Innovative Brownfield Management / Property Entrepreneurial Partnership (IBM/PeP) program was designed with the following in mind:

  • Accurate and timely project assessment to avoid surprises and hidden liabilities.

  • Develop quality remedial plans for early cleanup objective achievement.

  • Assist the client in special loan procurement, government grants and incentive programs.

  • Conduct the proper remedial action to bring the property to a profitable use as soon as feasibly possible.

  • SER90, Inc. is experienced in taking advantage of available easements offered or extended by Federal, State and Locals Laws such as risk-based closure, voluntary remediation and tiered cleanup objectives, which will accelerate the re-use of property and the return on your investment.

  • Innovative and courageous approach: our client is responsible for paying our true cost (with multiplier) plus a nominal administrative fee during our course of work. Once the job is complete and the property is ready for re-use, the client will pay an agreed upon completion bonus per contract.

Our Brownfield program is offered exclusively to private investors or to municipalities and local governments with limitations.
